Real estate roundup: Pet Supplies Plus expands across Houston

Pet Supplies Plus is expanding in the Houston market with new locations planned in Cypress, Conroe and north of Katy, according to real estate firm Baker Katz.

Beazer Homes homes is offering homes for sale on 65-foot wide lots in Conroe's Artavia community.

Beauty Empire, a beauty supply chain with more than 25 stores in the Houston area, leased 14,471 square feet at Barker Cypress Marketplace, at 17977 FM 529. Jason Gaines of Sturbridge Commercial Real Estate represented the landlord. Okyi Urbina-Torres with W. Realty & Investment Group represented the tenant. Filling the vacant CVS space with Beauty Empire and other renovations to the property are expected to help fill other available spaces at the center, Gaines said.

Pet Supplies Plus plans to open three additional stores in the Houston area, according to Lunden McGill, a broker with Baker Katz representing the retailer in the leases. A 6,000-square-foot store is expected to open in the fourth quarter at 9662 Texas 242, Suite 700, in the Harper's Preserve area of Conroe. Brett Levinson of Main Street Commercial Partners represented the landlord. The second lease is for 5,550 square feet near Fry Road and Tuckerton Road in Cypress for a store planned to open in the second quarter 2024. Brad Kilbride of Retail Leasing represented the landlord. A 7,500-square-foot store also is planned next year at Elyson Center Drive and Elyson Exchange Way in the north Katy area. Brett Levinson represented the landlord. The independent pet store chain has nearly 700 locations nationwide. The announcement comes on the heels of a new store at at 350 Promenade Way in Sugar Land.

Xfinity leased 2,080 square feet at LJ Commons, 121 Texas 332 in Lake Jackson. Jimmy Vu of SDI Realty represented the landlord. Bunny McLeod and Katherine Wildman of Wulfe & Co. represented the tenant.

NewQuest Properties announced new tenants at its Grand Parkway Town Center at Texas 249 and the Grand Parkway in Tomball. AT&T, represented by Elliott Bridger of Streetwise Retail Advisors, leased 1,725 square feet. Jersey Mike's Subs, represented by Lane Zieben and Lasater Miller of the Retail Connection, leased 1,500 square feet. Andrew Alvis of NewQuest Properties represented the landlord.

Chesmar Homes will build homes on 55-foot wide lots in Artavia, a 2,200-acre community of Airia Development Co. in Conroe.

Artavia, a 2,200-acre master-planned community by Airia Development along State 242 and Artavia Parkway in Conroe, has added Chesmar Homes and Beazer Homes to its roster of homebuilders. Beazer Homes is offering homes for sale on 65-foot-wide lots and Chesmar Homes will sell homes on 55-foot-wide lots. Model homes are under construction. The homes will range from 2,086 to 3,845 square feet.

Accesso, an investment manager and operator of multi-tenant office and apartment properties based in Hallandale Beach, Fla., completed the refinancing of several office assets in its portfolio including 6330 W. Loop South in Houston.

Christopher Martin Gallery Houston in Upper Kirby is under new ownership. The gallery is being rebranded as Avant-Art under former Christopher Martin Gallery Directors Ally Ondarza and Abigail Henningsen. The gallery, which will continue to represent Aspen-based abstract painter Christopher Martin, showcases emerging and mid-career contemporary artists working in a variety of mediums.

Harbor Capital, an Austin-based private equity firm led by Levi Benkert, has expanded its Houston industrial portfolio with the purchase of Building 27 at 20821 Clay Center Drive in Katy. Jon Farris of CBRE has been hired to lease the new 43,200-square-foot building.

Intac Supply leased 18,000 square feet of industrial space at 6600 Long Point Road. Matt Rogers of Oxford Partners represented the tenant. Carter Holmes of Holt Lunsford represented the landlord.

M Turner Properties bought 27,500 square feet of land at 1118 Pasadena Blvd. in downtown Pasadena. Lisa Boggan with Qualified Properties represented the buyer. Misty Renner with Bacon Realty Group and Wayne Rutledge with Rutledge Commercial Real Estate represented the seller.

Franklin Machine & Gear Corp. bought a 10,400-square-foot industrial building at 14720 Lee Road in Humble. Chris Caudill and Devin Hawkins of Partners Real Estate represented the buyer. Patrick Wolford with Lee & Associates represented the seller.

Bakers Crating Services signed a 7,050-square-foot lease expansion at 15911 Morales Road. Devin Hawkins of Partners Real Estate represented the tenant. Hunter Johnson of Bridge Commercial represented the landlord, Atlas Greens Road Industrial.

LandPark Advisors has been commissioned to oversee leasing and management of the 13111 Westheimer office building in west Houston.
